IN CONVERSATION WITH ORA
Ora Dunson shares her experience, approach, and perspective on complex real estate decisions.
I approach institutional pricing with mathematical precision and sharp market real-time data—not guesswork. Utilizing the Las Vegas MLS alongside active 90-day buyer performance metrics, seller concession trends, and shifting interest rate trajectories, I evaluate how buyers are actually acting in today’s market. Rate movements directly dictate buyer appetite, while concession trends reveal the market’s true friction points. By layering these real-time dynamics over the institution’s desired net recovery, I deliver a strategic pricing window that consistently hits a historical accuracy margin of +94%. It protects the asset’s equity while ensuring it moves.
Early in my career, I watched friends, past clients, and family members struggle with the sudden loss of loved ones who owned real estate without a trust or will in place. My defining moment came in 1991 at my very first probate hearing right here in Clark County. I was representing a buyer who was advised to prepare for a heavy court bidding war against seasoned investors. We fought for that property, won the bid, and closed the deal.
I’ve always loved a good fight, and I have zero problem stepping up to the plate with the bases loaded. Since then, I’ve invested thousands of my own dollars and spent decades mastering the nuances of Las Vegas probate sales. Today, I sit at kitchen tables with grieving families, step into courtrooms with attorneys and judges, and coordinate the heavy physical lifting—from cleanouts to court-compliant liquidations. I bring a heart full of empathy to the table, combined with battle-tested real estate strategies custom-built for the estate.
My first job is to educate my clients so they don’t inadvertently leave their family inheritance on the table out of sheer exhaustion. While standard real estate contracts include an "As-Is" clause, buyers still hold the legal right to conduct inspections and appraisals. Slapping words like "as-is," "fixer-upper," or "fix-and-flip" on a listing open the floodgates to lowball investor offers and scare off traditional buyers.
Instead, we position the home strategically to attract fully financed buyers who can bundle repair costs into their mortgage loans. When repairs are necessary, my clients don't pay out-of-pocket. We leverage a trusted network of vendors who perform the necessary work up front and get paid directly through escrow at closing. We get you the convenience you need without sacrificing the equity you deserve.
Neutrality starts with objective facts. In my experience, grounding the sale on a court-ordered or mutually agreed-upon appraisal takes the emotional tug-of-war out of the home’s listing price. Once that foundation is set, the focus shifts entirely to tactical execution—negotiating buyer concessions and positioning the asset effectively. My role as your Broker is clear and unwavering: execute a high-impact marketing and negotiation strategy that secures the highest net proceeds, in the fastest time, with zero unnecessary friction for both parties.
The biggest hidden trap in divorce real estate isn't the house itself—it's the personal property inside it. When the "who gets what" of personal belongings isn't mapped out early, it can completely derail a sale. I’ve seen deals stall because left-behind items required buyers to grant access post-closing—a scenario that is entirely at the new owner's discretion and full of risk.
To eliminate this pain point, I work directly with both sellers early in the transaction to build a mandatory 48-hour pre-closing personal property removal plan. We resolve the personal asset logistics early so your escrow closes cleanly on time.
My passion for foreclosure prevention is rooted in protecting people from three harsh realities I see every day in Las Vegas:
My priority is always to exhaust every single avenue to help you keep your home first. Selling is only considered as a last resort when all loan workout options have been exhausted.
If I’m being completely honest, when I first started specializing in foreclosure prevention back in 2005, stepping onto those doorsteps made me beyond nervous. It wasn’t traditional "sales" door knocking—I was walking into people's hardest moments.
I broke through that fear by stripping away the sales pitch entirely and building a game plan centered around home retention. When I knock on a door or reach out to a family in default, I’m not there to list their home; I’m there to help them keep it. That shift in intention changes everything.
In 2004, during a historic period where Las Vegas was experiencing a massive 39% appreciation spike, an investor relocated here from Texas. They owned a rental property in Texas that was appreciating at a standard rate, but it wasn't maximizing their capital growth.
We crafted a strategic exit plan: we retained a top listing agent in Texas to sell the asset, routed 100% of the sale proceeds directly into a 1031 Qualified Intermediary holding account, and seamlessly transitioned that capital into a high-performing Las Vegas investment asset within the strict IRS 45-day identification and 180-day acquisition windows. That single move allowed them to pivot into a high-growth market without losing a dime to capital gains taxes.
A 1031 Exchange leaves zero room for operational error; missing an IRS deadline by a single hour can trigger full capital gains exposure. My brokerage operates on strict, systemized timeline management. Working in tandem with my licensed Transaction Coordinator, we map out every statutory milestone the moment escrow opens. Through daily team stand-ups, structured client updates, and real-time coordination with Qualified Intermediaries, CPAs, and escrow officers, we ensure your exchange moves forward with absolute precision. We proactively prioritize closing with time to spare, as opposed to stressing over last minute details.
